Kolte-Patil Developers signed six projects in the Mumbai Metropolitan Region with a combined gross development value of about 6,000 crore rupees.
The six are Santacruz West at 1,930 crore rupees, Andheri West at 1,420 crore, Oshiwara at 800 crore, Versova at 750 crore, Ghatkopar East at 600 crore and Vashi at 500 crore, all expected to launch over the next six to twelve months subject to approvals. All six are redevelopment projects, which is the distinction that carries the economics: the developer does not buy land upfront, so adding 6,000 crore rupees of gross development value costs far less capital than a greenfield equivalent. Gross development value is the expected sale value of a project across its full life, not revenue recognised now. The move follows Blackstone acquiring a 40 percent stake for 1,166 crore rupees in March 2025, and marks a Pune-anchored developer scaling into a market where it has been the smaller player.
